Variable Listing Fees Based on Services Desired For many years, commission rates have been based on a percentage of the sales price. The prices of homes have risen considerably and the dollar amount paid to the listing agent has also risen considerably. So the listing agent is being paid more money for doing the same amount of work. We have a menu of services that works like this: The more work you are willing to do yourself, the lower the commission charged. FSBO with MLS Listing and Disclosure Forms: $495 For instance, if you wish to sell your home yourself by showing it, negotiating the price, handling all inquiries (all without the help of an agent), we will list it in the local MLS, Realtor.com and many other internet sites, and furnish all required state and federal disclosure forms for a low, one time fee of $495.00, paid at the time of listing. If you later decide you want to upgrade your service to receive more help, this amount is credited to you at settlement. For Sale WITH Owner: Perhaps you need help with assessing a buyer's financial ability to buy, evaluating the terms of an offer, or advice on handling home inspection issues. There are various levels of service available and different fees depending on the service desired. For example, if you conduct any open houses and pay for print advertising, we furnish a yard sign and install a lockbox to allow access by licensed REALTORs®. We provide the basic services offered in our FSBO package — MLS and internet listing and disclosure forms — and, in addition, we price your home, assess buyer qualifications, represent you in all negotiations, attend the home inspection and negotiate any repairs, and schedule and attend settlement. Our fee is $3000, with $495 paid at listing and the remainder at settlement. Save $ Thousands with Full Service Full service is available for 4% to 5% of the sales price (3% commission to the buyer's agent) and all services allow you to retain the option of finding the buyer yourself. In the event that you find the buyer, and no buyer's agent is involved, you would not owe any commission to a buyer's agent.
